CARRY OUT ESSENTIAL WORKS
Whilst you’re at the early planning stage and obtaining market appraisals, I suggest carrying out any essential works before redecorating.
This includes dealing with any issues with your heating system, electrics, water and drainage, roof, etc.
To cut a long story short, issues with any of the above will mean your home isn’t mortgageable.
I have written a detailed guide, so this won’t be an issue for you. This means you won’t be stuck with a cash buyer who’ll be looking to take advantage and offer you a low price.
MARKETING VS PROMOTION
When choosing your estate agent, it’s essential to understand the difference between hosting your marketing assets on a property portal (hoping someone finds it in their search) and promoting your home proactively to target the right type of buyers.
The very best agents use both property portals and social media marketing to get the best of both worlds.
EMBRACE TECHNOLOGY
It has been frustrating that technological advancements within the property industry have been slow. However, recent lockdowns have forced the hand of tech companies and estate agents.
Buyers increasingly expect their property search to integrate with their current lifestyle, at least until they’ve narrowed their search.
For example, fewer buyers are willing to drive miles (at an inconvenient time) to view a home they’re not sure about. Instead, more buyers expect to carry out their first viewing online at their convenience, thus reserving their time to view their favourite picks in person.
Without a video or virtual tour, you may experience fewer viewings.

PRESENT YOUR HOME
When preparing for viewings, de-cluttering shouldn’t mean you end up with an empty house!
Yes, you want your rooms to be light, bright and spacious. De-cluttering will help you to achieve this.
However, everyone has ‘stuff’. Most buyers are upsizing, so your potential buyer is thinking of where they’ll store their ‘stuff’, too. Show your home has practical advantages.
My tip is to organise all of your storage spaces, shelves, etc, and show them off!
NEGOTIATE HARD
When you start receiving offers, you’ll be interested to know that in a recent government survey, nearly 70% of sellers regretted that their agent hadn’t negotiated harder.
Estate agency is not just about advertising your home. The best agents obtain relevant formal training and experience. They understand that an increased offer can result
in you achieving thousands of pounds more.
